You should also note that an application fee of $85.00 payable on your credit card is also required at the end of the application process. Application fees are nonrefundable for any reason.

Disclosure: The payment processing company, not the listing brokerage company, charges $3.05 for each credit card charge or a $2.20 for each ACH charge made.

All persons age 18 or over must submit a photo ID and last two paystubs prior to lease signing & possession.

If your application to lease is approved, you will have 24 hours from time of notification by the agent to sign your lease and submit all funds due, unless arrangements are made otherwise with the agent. If you do not complete the lease and submit the required funds within this 24 hours period, the agent/landlord reserves the right to offer the property to the next applicant approved.

Application fees are non-refundable, no exceptions.

Polaris Real Estate Group, Inc. is a real estate brokerage company and acts as a leasing agent for the other property owners. By submitting this document you are giving us permission to share your background checks including your consumer credit report with the owner of the rental you are applying for in order for the property owner to make a rental decision.

The following dog breeds are not permitted in any of our represented properties. Please do not continue with this application if you have an animal listed or referenced here as your application will not be approved: Akita's, Argentinean Mastiff, Bull Mastiff, Cane Corso, Chow, Doberman, English Bull Terrier, German Shepherd, Pit Bull Terrier, Rottweiler, Ridgeback, Wolf Hybrid, Mixed Breeds including any of the previously mentioned, Guard dogs and any dog with a past history of biting or that has "demonstrated aggressive behavior.

Polaris Real Estate Group, Inc. reviews the criminal history of every applicant to determine if an applicant is likely to (a) pose a threat to the condition or possession of the premises or other personal or real property (whether or not such property is in or on the premises or owned by a third party); (b) pose a threat to the safety of other tenants or individuals living in or near the building, complex, and/or neighborhood; (c) violate any federal, state, or local law, statute, ordinance, covenant, restriction, or rule imposed upon the premises, including, but not limited to laws related to drug use, public nuisances, and noise; and (d) as a result of the occupancy of the premises, cause the landlord to incur a claim, cost, judgment, lien, or other financial obligation.

The undersigned consents to have a background check done by AmRent as a condition to their application to rent. The background check may include a credit report, OFAC terrorist search and criminal background check. By disclosing the rental application details and checking the box, you are providing your written consent to proceed as required by the Fair Credit Reporting Act. Processing of your application to rent the vacancy you have selected is dependent upon the rental owner and AmRent receiving your consent to screen your background. The undersigned understands that the rental move in - move out information may be maintained in the AmRent database for up to seven (7) years.
